Residence permit in Georgia through real estate
Georgia offers one of the simplest ways to get a residence permit in the region — through buying property. As of February 2026 the minimum value for a residence-permit property is $100,000; from 1 March 2026 the threshold increases to $150,000.
Requirements for residence permit by property
- Purchase of residential or commercial property (not agricultural land)
- Market value from $100,000 (until 29 Feb 2026) or from $150,000 (from 1 Mar 2026)
- Appraisal by accredited appraiser and registration of ownership
- Valid passport and no serious migration violations
Application procedure
After purchase and registration, apply for residence permit at the Public Service Hall or online. With correct documents, processing usually takes 10–30 days.
Validity and renewal
Residence permit by property is typically issued for 1 year and can be renewed while you keep ownership and the property value stays above the threshold. Long-term holders may consider upgrading to investment (300,000+) and then permanent residence.
